How We Get Paid

First Home AI makes money in two main ways: flat partner fees from licensed mortgage lender partners and select affiliate commissions. If you request a free specialist review through our platform, we may receive a flat fee for platform services associated with processing that consumer-authorized review introduction from the lender who receives your contact information. If you click certain recommended financial tools or products, we may earn a commission.

The short version: you do not pay us to use the assessment, you are never required to use our partners, and compensation does not change your Readiness Score, lender match, or educational recommendations.

Important Facts:

  • You are NOT required to use our partner lenders
  • You are free to shop for and compare any lenders you choose
  • Partner fees are flat platform-service fees and are not based on your loan amount, expected loan terms, or whether you close a loan
  • Your Readiness Score is not affected by partner compensation
  • We match you with one licensed partner at a time based on objective readiness, coverage, and rotation rules, not by who pays us more

How Lender Matching Works

When you request a free specialist review, we connect you with one licensed partner at a time based on objective criteria that prioritize readiness fit and partner coverage:

If your Readiness Score is below the normal routing floor, a partner may first review a masked readiness summary to decide whether they can offer a helpful free review. Your last name, email, and phone stay hidden until one licensed partner accepts the request. Partners may not contact you or attempt to re-identify you from a masked summary before that unlock. We do not charge partners for merely viewing masked opportunities.

What We Do NOT Use to Determine Your Match:

  • Different partner fee amounts — all active lenders pay the same introduction rate for the same pilot terms
  • Expected loan amount, expected loan value, closing probability, or loan profitability
  • Lender tier or subscription level — tier affects the notification speed a lender receives as part of their platform subscription, not which lender is matched to you
  • Volume-based bonuses, closing-based fees, or incentives tied to loan terms

Educational Use & FCRA Disclosure

Important: Not a Credit Decision

The First Home AI Readiness Score is an educational tool only. It is not a credit score, a credit report, a credit decision, or a pre-approval for any loan or mortgage product. It is not prepared, reviewed, or endorsed by any credit bureau.

First Home AI is an educational platform — not a lender, broker, or Consumer Reporting Agency (CRA) as defined by the Fair Credit Reporting Act (FCRA). We do not pull your credit report or make any determination of your creditworthiness.

What Our Readiness Score Is:

  • A self-reported educational estimate of your home-buying readiness
  • Based solely on information you provide (income, savings, credit range, etc.)
  • Intended to help you understand your approximate readiness and next steps
  • Subject to change based on actual verified financial data at time of loan application

What Our Readiness Score Is NOT:

  • A FICO® score or any other credit score
  • A guarantee of mortgage approval or specific loan terms
  • Regulated under the FCRA
  • A substitute for a formal mortgage pre-qualification or pre-approval from a licensed lender

Actual loan eligibility and terms are determined by licensed mortgage lenders based on a formal credit review, verified income documentation, and other underwriting factors. Always consult a licensed mortgage professional for definitive guidance.

Transparency & Compliance

First Home AI structures partner introductions around RESPA compliance principles: consumer authorization, transparent compensation disclosure, one partner at a time, flat fees for platform services actually performed, no pay-to-rank routing, and no closing-based compensation.

Your Rights Under RESPA:

  • Shop for and select any mortgage lender you choose
  • Understand our partner relationships and how we are compensated
  • Know that our partner fee is not based on your loan amount, loan terms, or whether you close
  • Receive routing based on objective rules, not differentiated partner payments

What First Home AI Is NOT

To be clear about our role, First Home AI is NOT:

  • ❌ A mortgage lender or mortgage broker
  • ❌ A real estate agent or real estate broker
  • ❌ A financial advisor or credit counselor
  • ❌ Affiliated with any government agency (HUD, TDHCA, TSAHC, etc.)

We provide educational assessments only. Our Readiness Score does not guarantee mortgage approval, loan terms, or eligibility for any specific program.

To support fair, compliance-oriented partner introductions, we review our lender routing and unlock behavior to verify:
